Deal capital for fix-and-flip, bridge and BRRRR investors
What do you need to know first?
Hard Money Bot is a mortgage broker, not a lender. Send us a deal — a flip, a rental purchase, a bridge, a build — and we shop it across wholesale lenders that fund business-purpose investment property, then bring you the term sheet options that actually fit the file. Pricing comes from the lender's written term sheet, set deal by deal.

How does one intake simplify lender shopping?
Send the deal once and we match it against wholesale lender programs instead of you repeating the story to each one. How hard money actually works.
What does an underwriter look for?
Value, exit, rent coverage, rehab budget. We flag what gets a file declined before you pay for an appraisal. Underwrite your flip first.
How do entry, hold and exit fit together?
Hard money in, DSCR to hold, cash-out to pull equity and go again. The refinance exit.
What happens after you submit a deal?
Send the deal
Address, price or value, rehab budget, rent if it will be rented, and your exit plan. Two minutes on the form.
We read the file
We check the numbers the way a private-money underwriter will: value, exit, coverage, condition and entity.
We shop wholesale lenders
Only programs that accept your property type, state and strategy — with the trade-offs explained in plain English.
You choose; the lender underwrites and funds
We keep appraisal, title, insurance and draws moving until the money is where you need it.

What do you need to know first?
We help investors explore business-purpose financing on non-owner-occupied property through wholesale lenders, subject to state and program availability. Insurance environment, property age and appraisal complexity change how lenders read each market, so we cover the metros separately.
Which financing fits your deal?
What do investors ask first?
How does a hard money loan work?
A hard money loan is short-term financing secured by investment property. The wholesale lender evaluates the collateral, your project, available resources, and repayment exit. Hard Money Bot, a brand of Loan Daddy LLC, acts as a mortgage broker arranging business-purpose, non-owner-occupied financing. Repayment usually comes from a sale or a separately approved refinance.
Can I get a DSCR loan in an LLC?
Yes, eligible wholesale programs allow a limited liability company to hold title to a non-owner-occupied rental. The lender can require organizational documents, ownership details, and personal guarantees from members. Confirm the entity and vesting rules before signing purchase documents or transferring title. LLC ownership does not remove credit, liquidity, or property eligibility requirements.
What DSCR do I need?
Many wholesale programs want rent to cover the full qualifying payment, at or above break-even, with the exact minimum set by each lender for the property and file. Debt service coverage ratio compares accepted rental income with the lender’s qualifying payment. The rent method, property type, reserves, and overall file can affect eligibility; no single ratio establishes approval.
How long does a hard money loan take?
Each hard money file has its own timeline. Appraisal work, title issues, insurance, documentation, and construction review can affect progress. Send a complete deal package early and disclose property problems upfront. No closing date is assured before the lender and settlement team confirm readiness.
