Quick answer

What do you need to know first?

Debt-service-coverage-ratio, or DSCR, loans qualify using rental income rather than borrower wages. Personal-income documents are not used to qualify under the rental-based approach described here, but credit, liquidity, property, and ownership documentation still matter. Hard Money Bot arranges and shops these business-purpose loans as a mortgage broker, while each wholesale lender sets its own eligibility rules.

How do you understand what rent coverage measures?

DSCR compares qualifying rent with the payment components required by the lender. For the residential rental illustration below, the denominator includes principal, interest, taxes, insurance, and association dues. A ratio above break-even means the qualifying rent exceeds that payment. It does not mean every operating expense has been paid or that the investment produces that amount in spendable cash.

Confirm the exact calculation for the program you are considering. Lenders can differ in acceptable rent evidence and payment treatment. Management expenses, maintenance, vacancy, utilities, and capital replacements also belong in your own investment analysis. A loan can satisfy a lender’s rent test while leaving less operating room than your business plan requires.

How do you document rental income without wage qualification?

The rental-based qualification path does not rely on personal tax returns, pay stubs, or wage statements to establish qualifying income. That is a different underwriting method, not an absence of underwriting. Expect requests for identification, credit authorization, asset evidence, insurance, property information, and other documents needed for the transaction.

Provide current leases when available and identify rent concessions or unusual tenant arrangements. The lender may require a market-rent assessment through its valuation process. Contract rent and supported market rent are not interchangeable by default. Ask which figure controls qualification and whether the property’s present occupancy affects the available program.

How do you review entity ownership before title work?

Some wholesale lenders permit vesting in a limited liability company, or LLC, when the entity and its members satisfy program requirements. Supply formation records, governing documents, and signing authority. Make the purchase contract, loan request, and proposed title ownership consistent. Last-minute ownership changes can require additional legal and underwriting review.

Entity vesting does not automatically remove personal responsibility. A lender may require guarantees and review the credit and assets of relevant individuals. Discuss liability and tax treatment with your own advisers. The financing review establishes lender eligibility; it does not determine whether a particular entity structure serves your legal or tax objectives.

How do you distinguish long-term and short-term rentals?

A long-term rental, or LTR, may offer a signed lease and a more direct comparison between contractual rent and qualifying payment. A short-term rental, or STR, introduces a different income pattern and documentation question. Do not assume projected nightly revenue will receive the same treatment as a residential lease.

For a short-term rental request, explain operating history, local rental rules, management arrangements, and the evidence supporting income. Some wholesale lender programs may not accept the property or revenue method. Business-purpose financing does not override local restrictions or association rules. Verify the intended use independently before relying on rental receipts to repay debt.

How do you compare the financing with the holding plan?

DSCR financing can support an eligible rental purchase or refinance, but the structure needs to match your holding plan. Review repayment provisions, reserve requirements, closing expenses, and any restrictions affecting early payoff. If the property still needs substantial work, consider whether stabilization must happen before the rental financing can close.

Pricing depends on the wholesale lender and the file and is not shown on this site. Loan Daddy LLC is the mortgage broker behind Hard Money Bot and shops lender options rather than deciding credit eligibility. Send accurate rent, expense, ownership, and debt information so comparisons reflect the same investment instead of conflicting assumptions.

Hypothetical qualifying monthly rent$2,400
Hypothetical monthly principal and interest$1,550
Hypothetical monthly property taxes$300
Hypothetical monthly insurance$150
Hypothetical monthly association dues$0
Hypothetical total qualifying monthly payment$2,000

All inputs are invented for this hypothetical calculation. This is not a quote, eligibility threshold, or financing offer. Actual lender calculations and required coverage vary; maintenance, vacancy, and other operating costs need separate analysis.

Who is this financing designed for?

A good fit when

  • Non-owner-occupied investment rentals
  • Borrowers seeking rental-based rather than wage-based qualification
  • Eligible entity-owned properties with documented signing authority
  • Stabilized rentals with supportable income evidence

Not the right tool when

  • Personal residences or planned personal occupancy
  • Requests with no supportable rental income
  • Projects requiring construction before rental eligibility

How does the financing process work?

  1. Describe the rental

Share property details, occupancy, leases, rental strategy, and ownership.

  2. Test coverage

Review qualifying rent and the proposed payment components under relevant lender rules.

  3. Complete the file

Supply requested credit, asset, entity, valuation, title, and insurance records.

  4. Review final terms

Confirm costs, reserves, repayment provisions, and lender conditions before closing.

What else do investors ask about this loan?

Do I need wage income to qualify?

The DSCR approach described here uses property rent instead of personal wage income for qualification. It does not require personal-income documents to establish that rental-based qualification. The lender still reviews credit, assets, identity, and the property, and may request documentation for other underwriting or compliance purposes.

Is the illustrated coverage ratio a required minimum?

No. The worked example teaches the calculation using invented figures. It is not an eligibility rule. Coverage requirements and acceptable income evidence depend on the wholesale lender and program, so an example cannot establish whether your property or proposed loan qualifies.

Can my LLC own the rental?

Entity vesting may be available through eligible wholesale lender programs. Expect review of the entity’s formation, authority, and ownership. Personal guarantees may still apply. Confirm the intended vesting before preparing closing documents and ask legal or tax advisers about consequences outside the financing decision.

Can DSCR financing replace a rehab loan?

It may serve as an exit after the rental meets the new lender’s requirements. Completion, rent evidence, title, coverage, and ownership history can all matter. Start that review before the short-term loan matures rather than assuming completed repairs automatically create refinance eligibility.
