Hard money and DSCR loan questions, answered

TL;DR: Sixteen questions investors commonly ask about business-purpose financing: how hard money works, what DSCR lenders look at, what deals cost, LLC vesting, rent verification and eligibility. Short, direct answers — pricing figures live in the term sheet, never on this page.

Hard money basics

How does a hard money loan work?

A hard money loan is short-term financing secured by investment property. The wholesale lender evaluates the collateral, your project, available resources, and repayment exit. Hard Money Bot, a brand of Loan Daddy LLC, acts as a mortgage broker arranging business-purpose, non-owner-occupied financing. Repayment usually comes from a sale or a separately approved refinance.

What do hard money lenders look at besides credit?

Wholesale lenders review property value and condition, your repair budget, liquidity, investment experience, and the planned exit. They may also examine title, insurance, and the source of closing funds. Credit remains part of the review. A strong property helps the deal, but it does not replace a credible budget or repayment plan.

Can I get a hard money loan for a property I already own?

Potentially. A refinance can address an existing investment property when its value, current debt, condition, and business purpose fit a wholesale program. The lender may review ownership history and the intended use of proceeds. Share your payoff information, repair scope, and exit plan so the financing can be evaluated against the actual property.

Do you arrange hard money for commercial property?

Business-purpose residential investment property is the focus. Larger commercial requests receive case-by-case review with wholesale lenders rather than automatic placement in a residential program. Send the property type, occupancy, location, financing purpose, and repayment plan. Those details help determine whether an appropriate lending program exists for the proposed commercial transaction.

DSCR loans

Can I get a DSCR loan in an LLC?

Yes, eligible wholesale programs allow a limited liability company to hold title to a non-owner-occupied rental. The lender can require organizational documents, ownership details, and personal guarantees from members. Confirm the entity and vesting rules before signing purchase documents or transferring title. LLC ownership does not remove credit, liquidity, or property eligibility requirements.

What DSCR do I need?

Many wholesale programs want rent to cover the full qualifying payment, at or above break-even, with the exact minimum set by each lender for the property and file. Debt service coverage ratio compares accepted rental income with the lender’s qualifying payment. The rent method, property type, reserves, and overall file can affect eligibility; no single ratio establishes approval.

Can I use short-term rental income?

Some wholesale DSCR programs accept short-term rental income using approved market analysis, operating history, or other required evidence. A booking projection alone may not qualify. The property must meet lender rules and lawful rental-use requirements. Share the intended operation, available income records, and local permissions before relying on short-stay income in your financing plan.

Do DSCR loans require tax returns or W-2s?

DSCR loans do not use personal tax returns or W-2s to qualify income. Qualification centers on accepted rental income relative to the property payment. You still provide required identity, credit, asset, and property documentation. A lender may request bank statements to verify funds or reserves without using those deposits to calculate personal qualifying income.

Process and costs

How long does a hard money loan take?

Each hard money file has its own timeline. Appraisal work, title issues, insurance, documentation, and construction review can affect progress. Send a complete deal package early and disclose property problems upfront. No closing date is assured before the lender and settlement team confirm readiness.

What does a hard money loan cost?

Costs can include interest, points, lender fees, broker compensation, appraisal, title, and settlement charges. A renovation loan may also carry draw or inspection fees, and extensions can add expenses. Figures are set by the lender and disclosed for the specific transaction; they are not shown here. Review the full cost against your expected hold and exit.

Who pays for the appraisal?

The borrower usually pays the appraisal expense, either when the lender orders it or as directed in the transaction disclosures. Confirm payment timing and cancellation terms before authorizing the order. Paying for an appraisal does not establish loan approval, and another lender may not accept the same report if the financing route changes.

Can I roll closing costs into the loan?

Often, eligible closing costs can be included when the property value and program structure support the total financing. The wholesale lender decides which charges qualify and how much cash you must bring. Financing costs increases the debt rather than removing the expense, and some third-party charges may still need payment before closing.

Eligibility

Do you do owner-occupied or primary-residence loans?

No. Hard Money Bot focuses only on business-purpose financing for non-owner-occupied investment property. Owner-occupied and primary-residence financing are outside this site’s scope. State the intended occupancy accurately when submitting a deal, including any planned personal use, so the brokerage can determine whether the request fits the investment programs under review.

Do you work with first-time investors?

Yes. First-time investors can submit deals, but program eligibility varies by wholesale lender, property, and project complexity. Expect review of your liquidity, repair plan, contractor qualifications, and exit strategy. Relevant experience can affect the available structure, so disclose your background accurately and support the project with a realistic budget rather than optimistic assumptions.

What property types can be financed?

Programs can address non-owner-occupied houses, eligible small multifamily properties, and certain condominium or townhome investments. Renovation, bridge, rental, and ground-up construction requests have different property rules. Larger or specialized assets require separate review. Send the address, unit count, condition, current use, and planned business purpose so the appropriate wholesale lender criteria can be checked.

Which states do you cover?

Hard Money Bot arranges business-purpose investment financing nationwide through wholesale lenders. Availability varies by lender, property, transaction structure, and applicable licensing requirements. Nationwide reach does not mean every program is available in every location. Submit the property address and intended use so state eligibility and the available financing options can be confirmed for your deal.

Every loan here is business-purpose financing for non-owner-occupied investment property, arranged by a mortgage broker with wholesale lenders. Nothing on this page is an offer to lend or a commitment.
